  2. Award Winning Customer Service

We are an award winning agent having picked up the Bronze award for our region in 2014, silver award in 2015 and silver award again in 2016 at the ESTA’s (Estate & Letting Agent Awards). This is a huge achievement as there are over 700 entrants and this particular award is based purely on our current landlords feedback!
  3. We Give You £150 Compensation If A Tenant Fails Referencing

If a tenant we put forward to you fails referencing, we will give you £150 to compensate for lost marketing time. We see our tenants as an extension of our company, so we only select the very best! Ultimately, if we wouldn't place them in our home, we won’t place them in yours.
  4. A Choice Of 4 Different Levels Of Service

We offer 4 different levels of service for you to choose from and any of them can be tweaked to meet your specific requirements meaning you only pay for what you want. We cover everything from basic tenant finding to fully managed that covers everything. Our service packages start from as little as £120!

Q. Why do I need a letting agent?

We can save you a great deal of time, money and stress. We understand that you can save money by letting a property yourself and for some people this is the best option. However, there are a number of considerations to think about when deciding whether or not to use a reputable letting agent.

  • Experience and expertise – A good letting agent will know everything there is to know about the local rental market trends. They will advise you on how to get maximum return on your investment and steer you around potential pitfalls you may not have been aware of. This experience can be the difference between placing the right or wrong tenant.
  • Up-to-date and clear information – As a landlord you have many legal obligations governed by many different laws which are subject to change. A good letting agent will ensure you meet your obligations and avoid any potential penalties.
  • Marketing – The high levels of marketing we offer are not available to private landlords and will help you to find a bigger pool of tenants faster.
  • Tenant vetting – Letting privately tends to attract the worst sort of tenants who are trying to bypass referencing and credit checks. A smooth no-hassle let is only possible with good, well-referenced tenants.

The bottom line is: getting it wrong can cost you dearly and quickly wipe out any profit you may have made. A good agent will work on your behalf to ensure this doesn’t happen and can actually save you money, so your letting fee is actually money well spent.

Q. Can I manage my property myself?

You certainly can, however, just meeting basic legal requirements can be a minefield in itself. For just a slightly higher fee, we can handle virtually every aspect of your let and provide a useful buffer between you and your tenant. You still make all the decisions but we do all the work for you. Many major employers and relocation agents will only take on properties that are managed by a reputable ARLA-registered letting agent.

Q. What sort of agreement / contract do you use?

There are a number of different types of agreement / contract that should be used, depending on the circumstances of the tenants, the landlord and even the property. In the majority of cases it will be what is called an Assured Shorthold Tenancy for a fixed period of at least six months. We will send you a copy of our tenancy agreement to ensure you are happy with the terms provided. If you wish, we may be able to add additional clauses to cover specific arrangements between you and your tenants, as long as they are legally sound.

Q. What happens if the tenant doesn’t pay the rent?

As part of our Fully Managed and Rent Collection services we guarantee that the rent is paid on time regardless of whether your tenant has paid their rent or not. Carefully vetted and referenced tenants make non-payment of rent less likely, but sometimes people’s circumstances change during a tenancy and they fall behind in rental payments. We’ll liaise with your tenants and any guarantors to bring their rent payments up-to-date as quickly as possible and advise you on the appropriate course of action. You can also insure yourself against loss of rent and legal expenses; please ask us for further details.

Q. Should I allow pets in my property?

We operate a pet-friendly policy. Landlords who exclude pet owners are missing out on a large segment of the rental market. We feel that by adopting a pet-friendly approach, you can easily increase demand for your property and attract long- term, responsible tenants.

Q. What happens when my property is empty?

You will still need to make all your regular payments for mortgages, ground rent, maintenance agreements, service charges and so on. You must also advise your insurance company that the property is empty in accordance with their requirements. Liability for utilities and council tax will pass back to you until a new tenant is found. As we only charge commission on rent received, we’re losing income too. Rest assured we’ll be doing everything we can to find you great new tenants as quickly as possible.

Q. What are my outgoings?

Some outgoings you may incur:

  • Mortgage payments
  • Insurance - buildings and contents (as a minimum)
  • Repairs to the property and contents - unless caused by the tenants
  • If leasehold - ground rent and service charges
  • Managing agent’s fees
  • When the property is empty, utilities and services
  • Gas and Electrical Safety Certificate renewal

Q. Who looks after the garden?

The maintenance and upkeep of the garden is usually the responsibility of the tenant. However, if you have a particularly large garden or any precious plants then it may be advisable to arrange for a gardener and incorporate the cost in the rental value.

Q. Do I have to provide furniture?

No. Interestingly enough, in most cases we have found that there is very little difference in rental values between furnished and unfurnished lettings. However, we will advise you on the most appropriate option for your property. If you are letting unfurnished you will still usually need to provide carpets, curtains and white goods. The requirements for a furnished property can vary depending on the style and location of your property.

What Our Customers Say...

  • Impressed! Blue Sky Property were professional, friendly and approachable and kept me well informed by telephone and text. Tenants were found within 48 hours of Blue Sky marketing my property – compared with the 4 weeks the previous agent had it marketed for and failed to meet my expectations. I would definitely recommend Blue Sky Property Solutions Limited."N. Blaker from North Common
  • I was very impressed with the initial meeting with Leyton and the viewing of our, now successfully, rented property. He was knowledgeable, helpful and enthusiastic and kept in constant contact with us without being intrusive. This made all the checks and fund transfers very straightforward. When we checked in, I was met by Charlene who was prompt and efficient. She showed me around and allowed plenty of time for us to look around and check the inventory. I have to say, the inventory was the most detailed and accurate I have ever seen. Minor wear and tear marks were described and photographed in detail and I felt very reassured that so much time and effort had been spent in preparing the inventory. I was also impressed with the details provided for identifying the numerous keys we have as well as details for the energy supply meters and alarm. We have had a very smooth move in and have been reassured by the offers of help and checks of satisfaction provided by the team at Blue Sky even when they were not required to do so (Blue Sky is not managing the property). Well done and thank you once again."M. Chadwick from Hanham
  • As a first time landlord, I really appreciated the care and attention that Blue Sky took to let my property. The staff were always very friendly and answered all of my questions openly and honestly."V. Farquharson. from Eastville
  • The tenants that Blue Sky placed for me have been fantastic. They have been there for over 2 years now and I’ve not had a single issue with them. If they do decide to leave, I wouldn’t use anyone else; BLUE SKY ARE MY AGENT!! I’ve also recommended Blue Sky to other landlords whom have been equally impressed."Mr J Hill
  • I have found Blue Sky Properties to be very professional from start to finish. They have kept me informed at every step of the way - even sending a text message to confirm funds have gone though. I met the tenants on the move in date and was extremely impressed by the move in guide given to them by Blue Sky which even listed things like dustbin days and utility providers. I’ve never experienced this level of service with anyone else and I would rate Blue Sky Properties 10/10."M. Spence from Eastville
  • A big thank you to Sue and Matt and the Blue Sky letting team for your outstanding service in letting my house in St. Philips, Bristol. You have been unfailingly helpful, efficient and friendly and my house was let to ideal tenants on the first day of marketing. Brilliant! Thanks again Angela from Dorset."Angela Taylor from Sherborne
  • I would like to thank Matt and everyone at Blue Sky so much for all their help and understanding over the last 2 days. You have all, but especially Matt have displayed exceptional customer care and I cannot believe the speed in which you have rented out my little house, and for £25 more than AJ!!"Melanie Williams from Warmley
